The Servicemen’s Readjustment Act was passed in 1944 to provide benefits to returning World War II veterans, active military, or their surviving spouses. The VA loan program was developed with this act and was designed to make it easier for veterans and military to purchase homes. The U.S. Department of Veterans Affairs (VA) guarantees home loans making it possible for California veterans to receive great rates and terms compared to other loan programs. Most veterans and military will be eligible to apply for a VA loan. As long as service requirements have been met, veterans are eligible without any delay. Active-duty members will be eligible once they have completed 6 months of service. Members of the National Guard and reservists must wait 6 years before reaching eligibility. If either are called to active duty at any time during that period, they will become eligible after only 181 days. A Certificate of Eligibility (COE) is required for anyone applying for a VA loan.

The VA does not place any restrictions on credit scores needed for a VA loan, however most lenders will require a score of around 620 to qualify. With no set requirement, we are able to be flexible with our clients. W2 statements and pay stubs will be needed during the application process to verify your income. Additional documentation that highlights assets such as checking accounts, savings accounts, and other financial investments will also be needed.

Interest Rate Reduction Refinance Loan (IRRRL) can be used to lower the interest rate on a current VA loan.
